The problem: a Rs 90 trillion market with no price reference
Pakistan has no mandatory transaction price disclosure. That single fact shapes everything about how property is bought and sold. Sale prices stay private, so the only public signal is the asking price a seller chooses to publish.
Asking prices are noisy. The same 10-marla plot can be listed at three different prices on three portals by three agents. Buyers negotiate against rumors and neighbors’ anecdotes. How the GharPulse data pipeline works
GharPulse runs a proprietary scraping engine across Pakistan’s major property portals. The hard part is not scraping. It is data quality.
A single property often appears on multiple portals with different addresses, sizes, and prices. Society names are not standardized either: DHA Phase 6 might be listed as “DHA Ph 6,” “Defence Phase VI,” or “DHA Lahore Phase 6 Block D.” Before any analysis begins, every listing passes through a normalization layer:
- Clean: strip formatting noise, unify units, and parse prices consistently.
- Deduplicate: merge the same property listed across portals or by multiple agents.
- Map to a location hierarchy: City → Society → Phase/Sector → Block.
- Normalize to a standard schema: location, category (Homes, Plots, Commercial), size (marlas or kanals), and asking price.
- Exclude the unmappable: any listing that cannot be reliably tied to a specific block is dropped.
The last step is a deliberate design choice. In GharPulse’s view, an inaccurate data point is worse than a missing one.
The GharPulse Assessment Engine: Low, Mid, and High price bands
The assessment engine turns normalized listings into three price bands for every combination of location, category, and size. It works at the block level because that is how the Pakistani market actually prices property. A 10-marla plot in DHA Phase 6 Block D commands a different price than one in Block J.
Factors that separate blocks include proximity to commercial areas, park-facing positioning, corner versus mid-row placement, and access roads.
